Protecting Your Property Rights with Confidence

Our Mission is to Protect your Investment

At Blue Mountain Abstract, we know that buying real estate is one of the most significant investments you'll ever make. Our mission is to protect that investment by providing thorough, reliable title services and insurance backed by decades of industry experience and local knowledge.

What is Title Abstracting?

A title abstract is a condensed history of a property's legal ownership and activity. It includes a summary of deeds, liens, mortgages, judgments, easements, tax records, and any other recorded documents that may affect the title.

Our job is to uncover and report anything that could impact a clean transfer of ownership—so you can move forward with full confidence and no surprises.

Why Our Abstracting Services Stand Out

At Blue Mountain Abstract, we combine deep industry experience with efficient processes to deliver results you can trust—on time, every time.

What is Title Insurance

When you purchase a property, you’re also inheriting its legal past. Title insurance protects you from unexpected issues that could affect your ownership—problems that might not be visible during a standard transaction. Unlike other insurance that protects you from future events, title insurance shields you from past defects in the title that could surface after closing.

What Does Title Insurance Cover?

Title insurance offers peace of mind by covering:

  • Errors in public records or legal documents

  • Undisclosed heirs or missing wills

  • Fraudulent signatures or forgeries

  • Unpaid property taxes or liens

  • Boundary disputes or survey errors

  • Unknown easements or encumbrances

If a covered title issue arises, your policy helps pay for legal defense and may reimburse you for losses—ensuring your property rights are fully protected.

What is a Comprehensive Title Search

Every title policy at Blue Mountain Abstract begins with a comprehensive title search, performed by experienced professionals who know where to look—and what to look for. We carefully examine public records, court documents, and property filings to uncover:

  • Ownership history and chain of title

  • Outstanding mortgages, liens, or judgments

  • Unpaid taxes or municipal charges

  • Legal restrictions, easements, or right-of-way issues

  • Boundary disputes or conflicting surveys
